Defects & Warranty carries the same defect record that begins at handover through the entire warranty period, up to five years for new-build ownership. Residents report with a photo, floor-plan pin, and text; the Concierge pre-classifies by trade, urgency, and warranty relevance as a suggestion with a confidence value, never as a final ruling. A limitation engine tracks each defect's own deadline, applying the five-year § 634a BGB rule as the default for developer and consumer contracts and flagging that VOB/B clauses are often not validly incorporated against consumers. The limitation alarm launches a campaign three to six months before expiry, proposing a warranty inspection and providing the written defect notice that preserves the claim, while a cross-project view flags a single trade's recurring failures as an early-warning system.
